A SUMMARY OF SUSTAINABLE DESIGN FEATURES

A. Site Conservation
  • Use of natural terrain
  • Preserve ravine and trees to the south and west
  • Preserve views and sun exposure
B. Building Form and Orientation
  • L-shaped floor plate reduces depth and permits daylighting and facilitates natural ventilation
  • Building Orientation maximizes southern exposure for passive solar heating in winter and daylighting
  • Building wraps around the existing building and reduces heat loss, and creates an enclosed courtyard accessible from public corridor
  • The building includes roof terraces on the south side, a good candidate for roof gardens
C. Energy Conservation
  • The design employs windows, sun-shades and skylights to maximize daylighting
  • Natural ventilation is assisted by a combination of operable windows, clerestory, three thermal chimneys and a network of interconnected large volume spaces such as Galleria and south corridors
  • Energy simulation modeling was used to show impact of each strategy in energy saving with an overall saving of 36% achieved over the Model for National Energy Code for Buildings
  • HVAC units are equipped with heat recovery modules
  • Double glazed Low-e glass with thermally broken window frames are used
  • Highly energy efficient light fixture are specified with sensors to automatically turn off the light when not needed
D. Water Conservation

The building has a very low demand for domestic water. Rain water drainage and surface run off are designed to be delivered back into nature.

E. Materials

  • Lumber is used in the form of glulam columns and trusses which do not require cutting large trees. 
  • Metal clad roof on wood structural framing exposed inside, clerestory windows on both sides provide daylighting.
  • Many areas in the building have exposed structure that reduces need for interior finishes.
  • Linoleum flooring in some areas. 
  • Exterior cladding is a combination of cultured stone, recycled, and metal siding which is reusable and recyclable.
